Garage conversions can be excellent projects, when they are done legally and designed well. Here is what a proper conversion involves in Miami-Dade and Broward, and the mistakes that turn them into liabilities.
First: Yes, You Need Permits (and Zoning Matters)
A garage conversion changes the use of the space, which makes it permitted work everywhere in South Florida, typically involving building, electrical, mechanical, and sometimes plumbing permits. Before design, zoning questions come first: some municipalities and HOAs restrict conversions, require replacement covered parking, or limit what a converted space may be used for. Converting without permits is one of the most common code violations we see surface during home sales, and legalizing after the fact costs far more than doing it right.
What the Construction Actually Involves
Floor
Garage slabs slope toward the door and sit lower than the house floor. Conversions level the floor, with self-leveling systems or a framed floor, and address moisture with a vapor barrier before finish flooring goes down.
The garage door opening
The big opening gets framed in, insulated, and finished, usually with a window to meet natural light and egress requirements for habitable rooms. Done well, the front elevation looks intentional rather than obviously converted, a detail that matters enormously for resale.
Insulation and air conditioning
Garages are not built to living-space energy standards. Walls and ceiling get insulated, and the space needs conditioned air, typically a ducted extension of the existing system if capacity allows, or a dedicated mini-split. Skipping this step is how conversions end up as the hot room nobody uses.
Electrical, and sometimes plumbing
Bedroom and office uses require code-compliant outlets, lighting, and smoke alarms; in-law suites with baths or kitchenettes add plumbing scope and, in some jurisdictions, additional approvals.
What Does It Cost?
Conversions range widely with scope: a straightforward office or bedroom conversion sits at the lower end, while an in-law suite with a bathroom approaches small-addition territory. The comparison that matters: a conversion is usually significantly less expensive than building the same square footage as a new addition, because the shell already exists. The Resale Question
